“Our coalition of mom-and-pop property owners filed this lawsuit as a last resort option to ensure they don’t end up in financial ruin and to regain control of the properties they worked so hard for to purchase,” said Joe Arellano, spokesperson for the Oakland-based nonprofit Housing Providers of America. “Small mom-and-pop property owners have endured two years of not receiving rental payments. As a result, they are now on the brink of foreclosure and bankruptcy.”

"More than 8 out of 10 housing providers surveyed said the federal and state moratoriums had the unintended effect of incentivizing renters without income losses to stop paying rent – creating an immediate financial burden for property owners, delaying much needed maintenance, and building a larger financial backlog for residents to make up now that the policies have ended."
AB 854 would have been devastating for small landlords as it takes away the only option for people to exit the business. This is often used for people who want to move into their own homes again. Without it, landlords would have been forced to stay in business forever. Read more on the CAA website.
The government expects property owners to foot the bill for people, whether or not they were actually affected by the pandemic and with no compensation. This is NOT OK! We cannot expect small business owners to face financial ruin in order to house people.

Here are some stories and evidence that eviction moratoriums are a bad plan and harm landlords and tenants. It's surprisingly hard to find coverage on this. We are aware of at least one lawyer at a news station refusing to allow coverage on this.
